The 207-acre ASPIRIA Corporate Campus — with 20 buildings, 14 parking garages, and thousands of daily occupants — faced challenges common across large commercial environments: outdated lighting, rising maintenance costs, inconsistent visibility in parking structures, and the need to deliver a safer, more welcoming tenant experience.
To modernize the property, ASPIRIA partnered with City Lighting Products and LEDVANCE to execute a large-scale LED upgrade across parking garages, stairwells, and the campus parkway. The project involved installing 3,500 SYLVANIA SubstiTUBE® IPS LED T8 Lamps and 6,800 SYLVANIA ULTRA LED™ High Lumen Lamps, replacing older fluorescent and high-pressure sodium systems without requiring new fixtures.
The results were immediate: over 70% energy reduction, $270,000 in annual savings, and full payback in under one year — all achieved with simple one-for-one replacements that minimized disruption across the entire campus.

ASPIRIA inherited a large and aging lighting infrastructure that relied on high-pressure sodium lamps in garages and coach lights, and fluorescent T8 lamps in stairwells. These systems created persistent issues:
