Aspiria Corporate Complex: Office Lighting Upgrade with SYLVANIA LED Fixtures

MODERNIZING THE ASPIRIA CORPORATE CAMPUS: A CAMPUS-WIDE LED LIGHTING TRANSFORMATION

The 207-acre ASPIRIA Corporate Campus — with 20 buildings, 14 parking garages, and thousands of daily occupants — faced challenges common across large commercial environments: outdated lighting, rising maintenance costs, inconsistent visibility in parking structures, and the need to deliver a safer, more welcoming tenant experience.

To modernize the property, ASPIRIA partnered with City Lighting Products and LEDVANCE to execute a large-scale LED upgrade across parking garages, stairwells, and the campus parkway. The project involved installing 3,500 SYLVANIA SubstiTUBE® IPS LED T8 Lamps and 6,800 SYLVANIA ULTRA LED™ High Lumen Lamps, replacing older fluorescent and high-pressure sodium systems without requiring new fixtures.

The results were immediate: over 70% energy reduction, $270,000 in annual savings, and full payback in under one year — all achieved with simple one-for-one replacements that minimized disruption across the entire campus.

Project benefits:

  • OVER 70% ENERGY REDUCTION:Across garages, walkways, and stairwells, the LED upgrade delivered substantial energy savings campus-wide.
  • $270,000 IN ANNUAL COST SAVINGS:
    • $210,000/year in reduced energy use • $60,000/year in eliminated lighting maintenance labor
  • SIMPLE ONE-FOR-ONE RETROFIT:
SYLVANIA LEDs fit directly into the existing fixtures, lowering installation costs and avoiding fixture disposal.
  • BRIGHTER, SAFER CAMPUS ENVIRONMENTS:Uniform, high-quality light elevated visibility and safety across all 14 parking garages and surrounding walkways.
  • LESS MAINTENANCE, MORE RELIABILITY:Long-life LED lamps dramatically reduced outages and monthly service calls.
  • RAPID PAYBACK:The project paid for itself in less than 12 months, making it a strong investment for any large commercial property.

Project info:

  • Location: Overland Park, Kansas, USA
  • Customer: ASPIRIA Corporate Campus
  • Project: LED lighting upgrade (garages, parkways, stairwells)
  • Application: Parking garages, outdoor campus lighting, stairwells
  • Technology: LED Lamps (High Lumen + T8 Tubes)
  • Products Installed:
    • 3,500 SYLVANIA SubstiTUBE® IPS LED T8 Lamps
    • 6,800 SYLVANIA ULTRA LED™ High Lumen Lamps
  • Distributor Partner: City Lighting Products
  • Campus Size: 207 acres, 20 buildings, 14 garages, 28 stairwells

The Challenge

ASPIRIA inherited a large and aging lighting infrastructure that relied on high-pressure sodium lamps in garages and coach lights, and fluorescent T8 lamps in stairwells. These systems created persistent issues:

  • Low, uneven, and uninviting lighting
  • High monthly maintenance labor
  • Rising energy consumption
  • Safety concerns in parking areas used day and night
  • Poor overall tenant experience across the sprawling campus
Director of Engineering Gary Schlotzhauer summarized the condition clearly:

“When we first took over, the lighting in our parking garages and along the campus parkway was dull, dingy, and uninviting. There was a great opportunity to improve the quality of light.”

With tenant expectations rising, ASPIRIA needed a solution that enhanced visibility, improved safety, lowered operating costs, and supported long-term sustainability goals.

the solution

To ensure the best approach, Schlotzhauer partnered with City Lighting Products and LEDVANCE to design a lighting upgrade that prioritized:

  • Minimal operational disruption
  • Strong performance
  • Low maintenance
  • Fast ROI
  • Compatibility with existing fixtures

SYLVANIA ULTRA LED™ High Lumen Lamps (27W)
Replaced outdated 100W HPS and metal halide lamps in:

  • Parking garage stalls
  • Coach lights along the parkway
  • Outdoor post-top fixtures

SYLVANIA SubstiTUBE® IPS LED T8 Lamps (10W)
Replaced 32W fluorescent lamps in all 28 stairwells.
The entire project relied on simple one-for-one replacements, a major advantage for large campuses seeking low-risk, low-interruption upgrades.
Schlotzhauer on his decision to specify LEDVANCE:

“I’ve been a proud and dedicated supporter of SYLVANIA products for over 20 years. LEDVANCE is a top lighting company, and there was no hesitation in making this choice.”

LEDVANCE Major Account Representative Clark Kessler supported that view:

“The fixtures were still viable, and we had the right LED replacement products to make them work. This eliminated cost and disposal issues and delivered enhanced lighting quality and lower energy cost.”

The benefits

The nine-month project delivered impactful results across the entire ASPIRIA campus:

  • Brighter, cleaner, and more uniform lighting across all garages
  • Improved sense of safety for occupants and visitors
  • Reduced maintenance costs with fewer outages and no more monthly lamp replacement
  • Annual savings of $210,000 in energy
  • Annual savings of $60,000 in maintenance labor
  • Full ROI in under one year

Schlotzhauer detailed the impact:

“We were paying $4,800 a month just to replace failed high pressure sodium lamps. The upgrade delivered $60,000 in annual labor savings alone.”

City Lighting Products' Bill Leavel added:

“The look and feel of the new LEDs are like night and day compared to the old lighting.”

This upgrade builds on ASPIRIA’s broader sustainability strategy, which also includes HVAC optimization and renewable energy initiatives that have reduced campus energy consumption by 13.5 million kWh annually.

summary
